ENGINEERING JOURNAL : PENGARUH FASILITAS UMUM TERHADAP HARGA POKOK TANAH DITINJAU DARI HARGA POKOK PENGEMBANGAN TANAH (HPPT)

ABSTRACT

The Taman Anggrek estate was build in order to fulfill the requirement of housing in Jember regency. The average of population growth in Jember region was reach 2.37% in the lst 10 years. The land which is planed to be develop is 115,315 hectare wide, which is developed gradually. In the first stage have been built 464 units and for this second stage the number o housing that have been built is 308 units with general facility such as; local road, drainage, landscape, pln water installation, electrical, telephone, school, meeting hall, sport area, security post, rubbish bin and region worship centre. The research was beginning by surveying of the general facility service that has been built by developer in the first stage, continued to setting out the housing area and general facility setting analyses, the effect of general facility to the land basic price analyses. The finding show that the setting out of land for houses 63.937% and general facility 36.063% is relevance to the regulation. The effect of general facility to the land basic price was 52.42%.
